I'm afraid you completely are wrong here.

Fair Use is a principle which works as an exception to the rights of the copyright holder in your favor - provided of course your use actually is fair.
So even if a company does not "allow" usage of their material for financial gain, you can still use their material as long as you have used it in a matter that falls under the Fair Use clause.

Just imagine how many parody videos and song remixes would get taken down and their creators sewed for copyright infringement if these companies had 100% power over their content.

This doesn't mean you "can't" get sewed or get a strike on your account - but because you are "in the clear", you would easily win an appeal (and even in court) and have your strike removed.

To answer the question of the first poster - yes, your video would be Fair Use if you include commentary throughout the gameplay. There is no need whatsoever to ask for permission from anybody! The other posters that claim otherwise are wrong.
