Yes, you should be very wary. They want to purchase your video outright. You have to keep the video on your channel but they own 100% of the rights. They monetize it anyway they choose. Furthermore, they have the rights to take your video and license it or put it on other websites.

Of course, they want your most popular video. That means that your most important video belongs to somebody else if you sell it.
